Downtown Largo Transit-Oriented Project Restarts

Largo, Maryland — The transformation of Downtown Largo is reaching a major milestone as county planners and developers move forward with ambitious transit-oriented projects. Regional commercial reporting from Threee60 Regional News highlights that Jersey City-based Gateway Merchant Banking recently received planning approvals to advance a 269-unit mixed-use apartment project near the Downtown Largo Metro Station. 

Once known primarily for its shopping centers and sports arena history, Downtown Largo is rapidly turning into a walkable, urban town center. Local officials point to the nearby University of Maryland Capital Region Medical Center as a major catalyst for the current wave of construction.

New developments planned for the district include six-story residential complexes, modern office spaces, and ground-floor commercial retail. The goal is to create a community where residents can live, work, and shop without relying heavily on cars. Because Downtown Largo sits directly on the Metro’s Blue and Silver lines, regional planners view it as a prime location for smart growth.

In addition to housing and retail, civic leaders are prioritizing public gathering spaces. Planning initiatives along the Blue Line Corridor are bringing outdoor markets, pedestrian pathways, and community cultural events to the neighborhood.

"Downtown Largo is evolving into the true civic and cultural heart of Prince George’s County," noted regional economic planners regarding the district's expansion. "We are building a center that serves our current residents while attracting new businesses to the area."

Construction on several mixed-use projects is scheduled to move forward in the coming months, bringing new employment opportunities and local spending to the surrounding community.
